Lindsay is happy to take on rental work: repairs between tenants, upkeep for landlords and property managers, and touch-ups for tenants before a final inspection. He works from Waikerie and from Gawler, so that covers rentals across the Riverland, Gawler and its suburbs, the Barossa and Adelaide's northern suburbs. Most end-of-lease lists are a handful of small jobs, and getting them done in one visit saves a lot of back and forth.
The usual end-of-lease list
Inside, these come up in almost every rental:
- Holes in the walls from picture hooks, nails, wall plugs and TV brackets, filled, sanded and painted so the patch disappears.
- Scuffs and marks on walls, doors and skirting boards, touched up with paint.
- Doors that stick, handles that have worked loose and locks that won't turn.
- Broken fittings like towel rails, door stops and cupboard handles.
- Torn fly screens and sliding doors that drag. Our guide to sliding doors that are hard to open covers the usual causes.
And outside:
- Gutters cleared of leaves and built-up debris.
- Paths, the driveway and the patio pressure washed.
- An overgrown yard cleaned up, the lawn mowed and the edges whipper snipped, with the green waste and rubbish taken away.
- Gates that have dropped on their hinges, fixed so they open, shut and latch again.
For tenants: before the final inspection
- Start with the ingoing inspection report. It shows what the place was like when you moved in, so you know what you're comparing against.
- Walk through room by room in daylight and write the list as you go. Take photos.
- Check with your agent or landlord first before patching anything bigger than small holes. Some would rather organise certain repairs themselves.
- Book early. Once you know your vacate date, get the handyman booked so the work is done before the inspection, not the day of it.
For your rights and responsibilities around bonds and ending a lease, Consumer and Business Services is the place to check.
For landlords and property managers
- Send the whole work order at once. The full list, a photo of each job and the access details (keys, the tenant's contact, any dates to work around). Lindsay quotes the lot together.
- Use the gap between tenants. An empty house is the easiest time to paint, patch and fix without working around anyone.
- Keep on top of ongoing upkeep. Gutters before the winter rain, the yard through spring and summer, and small repairs as they come up, so the next end-of-lease list is shorter. In fire danger season a tidy yard matters even more: see our fire danger season guide.
What needs a licensed trade
Plumbing, gas and electrical work need a licensed trade in South Australia. If the list includes a dripping tap, a dead power point or a hot water problem, Lindsay will point you to a licensed specialist for that part and do the rest. Our guide to what a handyman can and can't do in SA explains where the lines are.
Getting it booked
Lindsay can usually quote a rental list from a few details:
- The property's town or suburb.
- The list of jobs, with a photo of each.
- The vacate or inspection date you're working to.
- How access works: keys, the agent or the tenant.
Send it through the quote form or call Lindsay on 0481 195 152 for a free quote. He covers Gawler, the Riverland, the Barossa and Adelaide's northern suburbs.
