Published 2026 price guides put a standard gutter clean on an Adelaide home at roughly $150 to $280 for a single-storey house and $220 to $450 for a two-storey house. Those figures come from Airtasker’s gutter cleaning cost guide (last updated 3 August 2026), which also gives an Adelaide average of $160 to $320. Your own price depends on how much guttering there is, how high and steep the roof is, how full the gutters are and how easy it is to set up a ladder. SA Elite doesn’t publish set prices: Lindsay quotes every gutter cleaning job individually, and the quote is free.
Published price ranges for 2026
These are third-party figures from Airtasker’s cost guide, not SA Elite prices:
- Single-storey home, basic clean: $150 to $280
- Two-storey home, basic clean: $220 to $450
- Adelaide average: $160 to $320
- Australia-wide: usually $150 to $500, with a median of about $275 per completed job
Treat them as a rough guide. A small unit with a short run of gutter can come in under the range, and a big Hills block under gum trees can go over it.
What changes the price of a gutter clean
- Height and roof pitch. Two storeys, a steep roof or a split-level house all mean more ladder work and more time, which is why published price guides list two-storey homes higher.
- Length of guttering. A long homestead verandah or a house with sheds and carports attached has more metres to clear.
- How full the gutters are. A light layer of leaves comes out quickly. Gutters packed with wet, composted leaves, moss or seedlings take a lot longer.
- Trees. Homes under gum trees in the Adelaide Hills and the Barossa tend to fill up faster, so a long gap between cleans means a bigger job next time.
- Access. Sloping blocks, garden beds under the eaves, water tanks and tight side paths all change how the ladder goes up.
- Downpipes. Ask whether checking that the downpipes run freely is part of the quote. If one is blocked further down, that can be extra.
- Taking the waste away. Check whether the leaves and debris are bagged and removed, or left for your green bin.
How often to book a gutter clean
At least once a year is the usual rule of thumb, and more often if trees overhang the roof. In bushfire areas the timing matters too: the CFS home and property checklists list cleaning gutters in winter, spring and summer. Plenty of Hills and Barossa households book one clean before winter rain and another before the fire danger season. Our guide to getting your home ready for fire danger season covers the dates and the rest of the CFS list.
Doing it yourself
A single-storey gutter with good access is a reasonable weekend job if you’re comfortable on a ladder. Set the ladder on firm, level ground, have someone hold it, move it often rather than leaning out, and keep off the roof in wet or windy weather. If the house is two storeys, the roof is steep or you’d rather not be up there at all, it’s a job to hand over.
How to get an accurate quote
The more Lindsay knows up front, the closer the quote will be:
- Your suburb or town
- Single or double storey, and roughly how steep the roof is
- Whether trees hang over the roof, and what kind
- When the gutters were last cleaned
- A few photos of the roofline and the side access
The quote form takes photos, or call Lindsay on 0481 195 152. If the driveway or paths need a clean too, tick pressure washing on the same form and it can be done in the same visit. Lindsay covers the Riverland:, Gawler, the Barossa Valley and further afield, and a seniors discount is available.
